Thanks Kobus for you advice. Do buyers still buy properties that are on the MLS? I have access to it and run across hundreds of homes in my area that are under 10k and look to be great investment properties. Would they consider these at all?

I have a question about partnering with other wholesalers. Is there a contract you use with them in order to make sure you get your fee if you find the end buyer first? I'm thinking of partnering with other wholesalers too and would like to stay included in the deal if I find the end buyer first...

I agree, every agent that I speak to I tell them exactly what it is that I am trying to do and how I intend on making my money. I got A LOT of no's before anyone would want to work with me. Most of them are happy that I was honest with them from the beginning and I didn't waist any of their valuable time....

I agree, CL is a goldmine. I agree with both Danny and Keenan, if you are consistent then the deals and leads will follow. I'm fairly new and have done 2 deals using CL alone. I spend about 45 minutes writing and posting to CL daily and I add at least 4 buyers a week added to my list...

Thank you very much Sharad for your honest post. I know exactly what you mean and I see wholesalers doing the exact same thing in my market. I plan to be very honest about every aspect of my business. I've approached both agents and sellers and told them exactly what I was trying to do and how I make my money. Most said no thanks but I did get a few sellers that were interested as well as agents to do business with.

I plan to keep my buyers happy and satisfied with my deals because I know the better the deal the more they will buy and the word will get around and by business will grow tenfold just off of honesty alone.

After doing tons of research and talking to a bout load of people I would like to enter into wholesaling. I would like to know in anyone's opinion is this still a profitable market?

I'm not trying to be rich from this venture, just flip 1-2 deals a month. Anyone's opinion would be helpful.

Yeah I agree. I know this post is old but because of this post I went out and started searching for realtors and now I work with 4 that send me off market deals all the time....
