Yeah I agree, finding a mentor is tough without them wanting you to pay them first. I got lucky and sent over a bad a deal to a buyer and he asked me to come into his office and basically taught me what a good deal looks like, he told me that way neither of our times will be waisted...

I have a homeowner who owes more than her home is worth. She says she owes a little more than $120k and according to Zillow the home is currently valued at $110. The property is in excellent condition. 5 year old roof, new carpet, new kitchen cabinets and counter tops. She lived there for 20 years and maintained the home well but unfortunately she lost her job and couldn't afford it anymore. Can anyone give me any advice on what I should do in this situation...

I do this all the time. I work out an agreement with the wholesaler based on the deal. Sometimes we split the spread, other times I get the property under contract and just add my fee to their price. A majority of the time we just split the spread 50/50, technically I am doing half the work I want half the profit. May not work for everyone but it does for me.

People will charge what they can get away with. I know a web designer who charges over $2,000 for websites while I also know a guy that charges $250 for the same work. Most of them use templates anyway

No more than $100. Post an add on Craigslist saying what you need someone to do for your and that you want to pay $100. You will receive a TON of emails and just pick and choose.

Check out www.premiumsqueezepagetemplates.com. They have the best I've seen so far and the cheapest at $47. My advice would be to learn how to do it, it's not hard at all. Aweber is by far the best that's available for responders on the market.

That's a lot but the advice I can give you is to purchase the cars and sell them online, less overhead that way or you can wholesale them to mom and pop dealers and make a few thousand bucks per car, I do it all the time with both houses and cars.

I agree with everyone here. Foreclosure auctions are by far the best way to build a list that I've have experienced because everyone there has to come with a check in hand in order to purchase a property(at least in my area). I go down there every month with my shirt on that says "I have cheap houses for sale" and literally stand there and people come up to me all the time and I leave with a hand full of business cards. Once a guy approached me about my houses and I pulled out my ipad to show him what I had and we signed a contract on the spot...

It depends on a number of factors. Are you writing the autoresponders? Are you uploading the photos yourself? Are you providing the forms? I ask this because if you can do all of those things yourself then you should pay no more than $75 for a squeeze page.
