Same here, I have to verify my number often as I repost. I live in Atlanta and we get TONS of ads listing a day on almost everything(especially houses for sale).

These are great tips. I use several different email addresses do that I won't get blocked by CL and post several times a day EVERY day. I normally just delete my add and CL gives you the option to repost. I have 5 email addresses that I use with 5 different ads for both buyers and sellers and get a lot of response from the bother of them. Like everyone said, you MUST stay consistent...

@William I guess my biggest question is what type of EMD am I looking at to put down? Also how did you lock up the property and did you use your own cash to do so or some type of transactional funding? How did you find your end buyers and who is on your "dream team" to assist you with transactions?

@Don did you use your own cash to purchase these properties or did you a loan from a hard money lender?

I am interested to know if there is anyone out there or know someone who has successfully flipped or wholesaled a commercial property of any kind and what were the steps they had to take in order to complete the transaction for start to finish?

EVERYTHING I know about wholesaling is because of BP. I've spent countless number of hours sitting in front of the screen reading threads, talking to others via messages, and reading articles. Because of BP I have completed a few wholesale deals and just recently booked a trip to the Bahamas for my bday in July because of all the information I learned from this site. No need to buy any material when it's all here for FREE. Best decision I've made for my investing career...

In my case I say Craigslist and other wholesalers. I spend about 2 hours a day, 1 in the morning and 1 in the evening, on there and add at least 4 buyers a day, 7 days a week. I partner with other wholesalers to help move their properties and all the buyers that are interested I add them to my list, even if I don't sell the property I still got a chance to add more buyers to my list. These are the two ways that work for me. I've tried others, bandit signs, calling "we buy houses" signs but I find it easier when they come to you. Find a few and stick to them I would suggest but again this is what works for me....

I forgot to mention that I've read books and articles about a majority of all the billionaires(self-made) and they all said that they received that achievement through hard work, sacrifice, etc but most of all LUCK...

I know this post is old but very interesting. I have a friend with a net worth that clears $100 million. I asked him how did he achieve this(he started with nothing) and he told me that he never dreamed of being worth $100 million, when he started his dream was being worth a thousand bucks and once he achieved that his dream grew to two thousand and so on and so forth.

He told me to make goals that are reachable so that way you won't consider yourself a failure and every time you reach your previous goal it's like a dream come true.
