Research portfolio loans. This becomes a commercial loan where you would need a business entity.

Hey Mario,

It's hard to find one that does HELOC on investment properties, but they're out there. One of them is Penfed. The only caveat is that you need to have less than 4 investment properties in total. If you have more than that, then it's too risky for them.

Hi Nicholas,


I invest in Indianapolis. I would just caution you to also investigate if the property is allowed to be a quadplex based on the zoning. Some "multi unit" properties in Indy are hacked single-family units and sometimes the mechanicals doesn't support the number of people living in the property.
