@Bryan Lee, I invest in Indy from Los Angeles. The best PM you can pick is the one that manages properties in the area you have your properties in. Feel free to reach out so I can help you connect with the ones I'm working with.

@Leon Lee The type of guest that ultimately book your place will be determined by the two things: type of listing you have and the location of the property.
The type of listing you have determines the number of guests you can allow. For example, for my condo property that is 2bed/2bath, I rent it by room with their own dedicated bathrooms. This eliminates larger groups that may or may not throw parties. Because this eliminates larger groups and parties, I don't have to set a minimum number of days. Guests can choose to stay for 1-7 days
Your location also determines the type of guests you attract. My property is located about a mile from the beach so I get a lot of tourists. It's also near a big university so I get students and families of students visiting.
One way I can gauge if a guest will be a problem guests is that I write a very detailed listing description. I've hosted 400+ stays so I know what a guests might ask prior to booking. I answer all of the FAQs in the description and at the end, ask them to message me to confirm they've read everything. If they don't, and ask me something that's already answered, then I know that hosting that guests will not be a smooth experience.

@Melissa Bovee I've canceled AIRBNB reservations many times without incurring any penalty PRE-Covid and during. You just have to make sure that your guest agrees or it's an extenuating circumstance.
Our state's Stay-At-Home Order would qualify as "Government-mandated obligations" and you should be able to cancel this on your end without any penalty on your account. Just make sure to call Airbnb and cite the SAH Order as your reason to cancel.
Hope this helps. Glad to help if you have other questions regarding this.
