I'm from Hawaii, but now based in Los Angeles and invest Out-of-State in Indianapolis, so I would definitely recommend investing oos if you're looking for immediate cash flow. I'd be happy to connect if you have questions regarding investing out of state.

I have experience in a markets where there's a lot of restrictions (Coastal Cities in CA) and also markets where there's only few regulations (Indy). You can make it work in both as long as you know who you're targeting.

Congrats on starting your investment journey. If you're still early in your research, I'd recommend researching the Indy market as well. A little biased with this recommendation since I invest in the market from California, but I know a lot of other investors in Hawaii that are also investing in Indy. =)

Hi @Desiray Coulter Welcome to BP. I'm from Oahu so I'm very familiar with the area. With the higher cost of entry that is not matched by the rent, it's difficult to buy properties that cashflows. There are groups of local investors  on instagram and facebook you can connect with.

I would recommend reaching out to other hosts in the area and see what occupancy rates and ADRs they are seeing.

Hey @Alexis A Peinado,

There's just too many ways contractors come up with bids. The way I've removed any ambiguity is to actually write my own scope. I present this to my top 5 contractors and I go through the scope with them as we walkthrough the property either in person or virtually. This just reduces a lot of back and forth with contractors.

@Wil Serrano I use Yale Assure for all my STR Units. Any of my team can lock and unlock the deadbolt remotely. It also has an option for physical key in case of connectivity issues.
