I would recommend doing arbitrage only with the goal of accumulating capital to buy your own properties.

I'm based in California, but I set up STRs remotely. I usually just send my stager a design slide deck that specifies which furniture goes. I then facetime my stager to make sure everything is placed where they're supposed to go before having the place photographed

$300 per sqft is the current average right now. Recently got a quote in Whittier and Long Beach.

If you want to scale, you’d want to use VAs to qualify leads, then you can do the closing.

If you’re near a hospital, I’d recommend posting a listing of your unit in Furnished Finder. 

Also, you can reach out to tech companies in Seattle to see if they’re looking to place any workers that are traveling in the area.

I set up short term rentals all over CA and I know there are a lot of operators in San Diego market. They still allow short term rental but it has to be 31+ days. If you know how to operate with that in mind, you can make a decent cashflow in that market.

Agree with @Scott M. It depends on the area. If you're competing with other rentals on the market that provides fridge and you're trying to get the same rent rate, then it's good to provide a fridge. Same with other amenities.
