You cannot wait in this market to hear from an HOA to put an offer in. The house will be gone.

One condo I know of charges 50% of revenue and another the minimum fees makes it almost impossible to cash flow.

For the property to appreciate ideally think of SFH always first and then the lowest HOA's. The condos will appreciate but again the more limiting and "attached" a unit is the lower the appreciation. Hope this helps happy hunting! :)

Hi Jay, I fully agree with you. A SFH is always better from appreciation stand point, but it could be costly from maintenance perspective unless is it not in a HOA community so you can save the monthly dues for any future maintenance. Any areas to suggest?

Depends on your budget - is there a ballpark you are looking into? I've recently run some really good projections in south clermont. And emerald Isles. The data guides those decisions - sometimes - albeit rarely an HOA is worth it. Some of this also depends on personal usage and how YOU want to use it.

The midwest would be my initial thought.  Would love to know where you find properties under $150k.  Have u scoped out opportunity zones?  Palm Bay, Melbourne FL have been good to us.  Interested to see what follows 😁

Christopher, I think you are on the right track.  Look at the beaches, Sarasota and loop in a trip up to Orlando (Kissimmee/davenport/reunion).  If u come East, let myself and @Tyler Gibson know and we will get you setup with some basics on what to look for.  There is VERY good advice on this thread and I have nothing contrary to offer.  Best wishes!

Hi @Annette Wanamaker! My wife and I own Grand Welcome of Greater Orlando! We are a smaller boutique management company.  We take of everything your house would need without contracts for a 15% fee. We can also help with your search by proving revenue analysis for any property you have interest in.  We do these for free so you can really get comfortable a create a solid pro forma.  We also lived in Colorado for 10 years prior to moving to ORL.  so you know, there's that.  message me anytime and I can share the nitty gritty details with ya.  Feel free to message @Tyler Gibson also should u need a realty assist.
