Orlando communities for STR

Looking to purchase a house in Orlando and rent it out as Airbnb or Short term, but not sure where are the best places to consider. Any suggestions? ideas? cautions? I understand some places in Orlando Airbnb is not allowed... Any guidance is welcome.

All advice is spot on here. The only additional "advice" I might offer would be from a management and appreciation standpoint. Most condo (not all) condo have limiting options for any type of management outside of the in house "Approved" vendor. Be sure to contact any HOA before getting past inspection objection. You cannot wait in this market to hear from an HOA to put an offer in. The house will be gone.

One condo I know of charges 50% of revenue and another the minimum fees makes it almost impossible to cash flow.   

For the property to appreciate ideally think of SFH always first and then the lowest HOA's. The condos will appreciate but again the more limiting and "attached" a unit is the lower the appreciation. Hope this helps happy hunting! :)
