Long Distance Real Estate Investing

Just spit balling, and looking for opinions/experiences with similar endeavors. I have two friends moving to Tampa Florida within the coming year, and in my eyes I feel like this is an opportunity to potentially branch out my real estate investments in the future. I was wondering people's thoughts on the idea, and tips from anyone who has made this method work in the past/present. I am planning to read David Greene's book on long distance investing, but figured I'd get the ball rolling now and open the floor for any advice.

Aw yeah!!! Love Tampa! I’ve read that when investing out of state, you should invest where you’d like to visit. And Tampa is awesome to visit. I know. I live here :)

Plus market wise, it’s very strong with no signs of slowing down due to the immense amount of people moving here—not just investors pouring money in. You are also close to beaches, Clearwater, St. Petersburg, Orlando, etc.
