2022 Which markets are ripe for real estate investing?

I am currently traveling though out the Southeast states in various markets to find the ideal city to buy rentals. I am looking at the best price to net rent income ratio. So far, Orlando, and most of Florida seems to be overpriced with the exception of Jacksonville, FL. Arizona is in a bubble with 2021 appreciation above 30% the, yields are low. Just arrived in Alabama and its looking good. Any suggestions for rentals under $150K each with rents around 1% plus of sales price?
