Over the course of this past year I’ve noticed Los Angeles slowly turning in to a buyers market. And prices dropping.

@Edit B. Does this hurt new investors trying to get in to the buy and hold side of REI? What should I look into?

@Kyle J. I feel like paying the interest on the loan is like losing money. Because depending on the profits. We get Our interest back and what’s left is our profit could be little could be a lot. Am a newbie and still trying to grasp it

@Chris Cabanilla I can make the interest payments. But I know I can use OPM to pay for them. I just need to figure it out, on how structure it. It was a bad deal. I Crunched my numbers before signing my approved loan. And it was a no go.

@Michael Glist yes. A JV is a good idea. I know of some one to do that with. But I want a good deal I order to use the JV that way I don't feel the loss of ROI

@Frank Wong So i should pay the interest on the HML loan. And have a PML fund rehab and the gap? So just so I can get an understanding. The deal has to be really good in order for my Interest payments durable up in the ROI

@Marcus Auerbach the deal turned out not to be a good deal Afther all, the home needed 85,345 in work that’s including an addition, to bring the value of the home up. The home was selling for 372,500, now am in 457,845, the homes in that are sold no more than 450,000. My mistakes were, I let an agent cloud my judgment. I did not do a Thorough check on one comp. that ended up being a multi family unit. So two mistakes already.
