@Roger Smart with a two or three unit you can still use regular homes for comps? Will I still have to match the bedroom and bathroom count and sqft etc, to give me an ARV?

Am reading the Brrrr book.by David Green. And it said with multifamily rentals, I dint pull comps for it. I only analyze it by how much it will rent for and how much positive cash flow I can get from it. So what do I do for the ARV? When the lenders ask me how much will the duplex triplex etc will be worth when remodeled.

P.s am a sailor on a ship. The ships WiFi isn’t that strong out at sea. sorry in advance if I respond late

@Michael Doherty Congratulations. Very well explained. Am also thinking of doing buy and hold investment. This was a good insight to it. I want to brrrr with a duplex.

@Anita Anand I know the feeling, I came close twice. My first attempt a lien pop'ed up 3 days before closing. The second attempt right before signing for my loan the numbers didn't make sense any more, and a hiccup with electrical came up. Also days away from closing. I was upset with my self. I got discouraged. But i continues read and practice my knowledge. I keep contact with those REI. Am a newbie still. Too. Don't give up.
