All cash now but I need that money back...

I am looking at buying a property all cash so I can close the deal quickly over someone else. How long would I have to wait to get my cash back out so I can use for another property. Are there multiple routes? I don't have HML in place currently or I would go that route. Purchase Price $45k. Thanks.

If you paid cash there is a delayed financing option thru Fannie Mae where you can refinance out your full cash purchase. I am looking into this on a flip I close on Monday, however I call my local lender Ive used on other loans and she had no idea what I was talking about. Evidently its not a common product that's used much but I will be checking more into it next week.
