I've had an expressed interest in sub2's for quite some time, and want to make sure I'm somewhat prepared when pursuing my first deal.

To any Sub2 investor --

What's a tough question you've had to tackle from the seller that maybe you wished you had an answer to (or a better answer) at the time?

Establishing trust is the major issue here, but (if you don't mind) what are other tough questions/concerns from the seller you've had to handle...

Also, if you've established a routine for your appointments that have proven to get comparitive results, a few do's and don'ts would be greatly appreciated.

Currently BP has a low budget chat room, that no one really uses or knows about.

My question to you BP is -- Would it be to your benefit to implement a more efficient, perhaps categorized chat room available to us BP members?

"Real-time" dealmaking and connections play a big role in all of our business techniques and strategies.

A better promoted and more structured chat room would help alot of beginners who have run into urgent problems and need urgent solutions. This would also be a quick and easy way to network and deal analysis in a matter of minutes.

IMO, I don't think there's another REI site out there that could benefit more from this than BP... What are we at 50,000+ now?

Looking for anyone in the Greater Houston area that may have a good feel of the mobile home market down here...

A quick message or phone conversation perhaps, to get me going in the right direction would be great, maybe areas to drive, areas to not, typical MH values for a variety of models, etc.

I'm interested in all aspects of REI, and this would only expand my business. Who knows, I may wind up enjoying this more than wholesaling or rehabbing SFH's!

Just looking for anything that can get me off the ground here in Houston!

Thanks for your input.

However, I don't understand how asking a homeowner how much his MH is worth gives me a "good idea" of value in that area. Is there an internet source to guage MH's? Some sort of guide to follow when assessing value?

It takes me but a few minutes to fully analyze any home in any neighborhood, but I feel that I have no resources when it comes to MH's.

"You'll learn fast once you have one for sale!"

Is that the case? Am I going to have to trial and error this game until I figure out what can sell for what? There's got to be a more precise method, I'm sure?

If there ARE NO sources available to me, how long did it take you to run through your local trailer parks, talk to the tenants, managers, etc., to get a DECENT feel for what a deal looks like, what one can sell for, and when to pass...

Obviously all homes are unique, some require more repairs than others, I understand that much.

Good afternoon BP Gurus :D

So I'm a newbie investor (residential) and have learned alot on this site. I've recently gotten an itch to look into MH's and see how the game compares to the residential side..

I've been a realtor for several years now, and know how to locate & analyze good investment opps on MLS. (SFH, multi units, condos, town homes)

However, I do not know how to analyze & assess a mobile home's value. Where are you guys pulling comps to determine ARV for prospective deals? Maybe I'm missing the big picture here, but I want to learn how you guys go about determining the real value and/or ARV of a mobile home.

I was searching through ads earlier this morning and realized I have no idea if any of these could even be prospects because I have no idea how to assess their values.
