Tough Sub2 questions

I've had an expressed interest in sub2's for quite some time, and want to make sure I'm somewhat prepared when pursuing my first deal.

To any Sub2 investor --

What's a tough question you've had to tackle from the seller that maybe you wished you had an answer to (or a better answer) at the time?

Establishing trust is the major issue here, but (if you don't mind) what are other tough questions/concerns from the seller you've had to handle...

Also, if you've established a routine for your appointments that have proven to get comparitive results, a few do's and don'ts would be greatly appreciated.
