I'm a licensee investor in TX and one of my birddogs wants to structure a contract with me to ensure she gets paid properly. I am walking on thin ice here? I know there is always an ongoing debate about how birddogging is legal/illegal, and the fact that I am licensed automatically puts me on a higher pedastal. What is the best way to proceed here?

Please advise!

In your opinion, for a newbie wholesaler, what marketing techniques would you believe to be most cost effective on a limited budget, let's say 3K.

Lists/mailouts? (Specific target list?) Bandit signs? Internet marketing? Driving for $?

The buyer's list is growing, and it's time to take action. What do you recommend?
