are you saying there are markets that you can find a 40+ unit complex for around $2m?

do you currently own and operate, or is this your first deal? You cant go into a "crash" without a track record and expect to take down first time deals. 

How about any contract services, or is that covered in your misc? 

How are taxes calculated in your county? 

How old is the property, what are you doing for R&R? What deferred maintenance are you dealing with?

Best way to finance this is through a personal loan with a commercial bank recourse loan. 

Have you looked at rent comps?

Yes, I do not want to contribute to confusion rather bring clarity. I suppose it also depends on who the audience I am targeting is as well.

Hi,

I am putting together a deck to put in front of potential investors. Pretty typical deck that will describe desired markets and bios, however I would like to include a business plan slide that will describe line by line what type of deals I will transact on and what the execution is. 

Is this standard for decks, and what tolerance do you or potential investors have for such a slide?
