Karthik, pleasure to meet you. Quick question - what is your thought process behind using 3rd party management for 15-25 units. They would likely be taking ~7% of your EGI annually, which would impact your NOI.

In regards to your expense load, do you have historical T12's you can dig through? Those, in combination with your proposed capex improvements will help you understand what your proforma can look like.

That is a great idea Scott. What types of key words do you include in your google alert that provide solid results?

@Joshua Stone Theo and James have it right. 

I think it's best to take time to really understand the technical side of it all and creating your own model can really help with that. Developing a model that dynamically calculates a yield analysis (IRR, CoC, ect) and a 10 year cash flow page will dramatically your understanding of all the concepts and their relation to one another. I would be happy to share a PDF of my model if you'd like. Let me know.

Good afternoon fam, happy new year!

I am looking to subscribe to as many distribution lists as possible in the state of Nevada. 

My intention is to underwrite as many deals as possible, with the purpose of creating a case study section for my pitch-book/deck.

Does anyone have recommendations on investor friendly multi-family brokers and/or wholesalers that I could reach out to in the Las Vegas and Reno MSA? 

I am also trying to create the same relationships within Arizona, so those of you who are active across the biggerpockets forums may be seeing a similar post.
