@Brian Alfaro FYI - the qualified contract that was spoke of in this thread, is not built in to every single LURA. Some states do not offer qualified contract, and even then, that process can last 1yr +.

Hi Canesha, what % of the rent was collected last month? My assets in Atlanta are hovering around 76% rent collected last month...

You said it’s been four months, any earnest money gone non-refundable? Sorry if I came in late, however if you’re not under contract are you still using yesterday’s value for the asset or have you adjusted underwriting.

Sometimes easier said than done, raising the capital for a deal in general, let alone a hairy deal as such.

@Evan Polaski In your first comment of the thread you mention offering a second lien position, and strong monthly cash flow with a little upside appreciation. Could you please further explain this concept and what is the desired outcome?

I feel that if I don't come out of this quarantine with a new skill, a new side hustle, or more knowledge it's never that I lacked the time...it's that I lacked the discipline.

During this time I am re-writing, game-planning and attacking personal and professional goals, rekindling old relationships, and looking to establish new professional relationships. Professionally, the majority of my time is spent on asset management and operational related tasks/skills, re-underwriting previous valuations given the impact of COVID-19, and focusing on price discovery with brokers and colleagues. 

How are others utilizing this time to better themselves personally and professionally?

Most likely, things are still going to get worse before they get better, but they will get better. Remember to focus on the things that you are grateful for and happy Thursday!

What a fantastic outcome. Is the 1,800 unit firm nationwide or do they focus solely on ATL?

I understand form what you’ve said that  you’re negotiating a PSA currently, assuming that all works out will your or the firm be running the escrow and close of the property?

Do you plan to hold onto this asset for a while, or is it a value add in which you plan to sell or refi in a few years?
