Several times when looking through foreclosed properties I have opened the fridge and found fresh groceries.  Squatters can be rampant in good areas and bad... kind of sad to see.  never ran into them in person though, just found groceries.

Definitely try to network with other investors in your area.  I started doing this on BP about 4 years ago, and it was a huge help.  You would be amazed the outpouring of support for new investors by the seasoned ones.  Ask questions, get engaged, and start reading some of the J. Scott Material on the site!

@Sarah Miller, I work up in Akron flipping houses, and I have worked with a guy I met on BP, @Dell Schlabach.. he works all over Northeast Ohio and he has experience with private lenders in the area.  He would be a good resource.  I also interviewed him on my podcast about flipping houses a few weeks ago!  If you're interested, there's a link in my signature.  It's Episode 3, I believe.

Dude that is AWESOME.  We have very similar stories.  I started investing around 25 26... I found BP in 2011.  Just finished my first couple flips and its a great feeling!  The first is always the worst btw..

Welcome @Robert Machanic! Austin is a really profitable area for so many reasons.  Network on BP with as many investors and agents as you can, and you already seem to have a pretty good knowledge of neighborhoods in the area.  Way to go man.
