Those kind of problems seem pretty hard to combat.  Being close to a sheriffs department to me, as an investor, or a buyer, would mean loud noise, and possibly light, at late hours.  And, being close to a restaurant.. my experience as an investor is, if its that close, then there might be noise, traffic, and even smell around the back dumpster.  The assisted living/lower quality housing areas are things that you really cant move.  I recently found a home in a really good location, after months of skipping on properties with things like shared driveways, close to commercial buildings like yours, and no backyards.  When I search, I only look at good streets first, then look for properties on those streets.  Stick to your guns & you'll be fine.  But know that changing an area's quality takes alot of time, money, and is like changing people.. nearly impossible.

@Kevin Beres In my experience, especially when there are other similar offers, cash offers always overtake because its just quicker & easier to close.

Welcome @Stephen Costa! Definitely take advantage of the keyword alerts.. when you post on BP make sure that you include the cities, large and small, that you are looking to invest in, so other investors in those areas get those keyword alerts.  Best of luck man!

That is such an amazing story @Daniel Ryu! I just started producing my own podcast, and being interviewed on others.  It is so nerve racking in the beginning, but after you do it a few more times, you get used to it, like a conversation.  I am going to send you a colleague request, I would love to touch base and hear more about your story.  Awesome work!

Brad Couch I haven't been up to dallas recently, but I know there are a ton of deals around the outskirts. Since the city has grown so much over the past couple years a lot of the older towns have neglected homes that aren't updated. Again, not exactly sure where, but I'm sure if you do your best to network with other investors on BP you'll do great!

Carrie Alluri welcome! I did not discover REI while having kids & a family, but I was in law school. When I started finally flipping houses I had just finished up the bar and started working a job that requires 60 hour weeks. Sometimes less, but I was constantly traveling. The best advice I could give you, is, no matter what the situation, try to use your time at your full time job to your advantage. Can you listen to podcasts during work? Or, at least make some phone calls to realtors during your lunch break? I am sure having a family is crazy busy at times, but when I was busy, I found that using my commute (30-120 min) and side time or down time at work was the best time to absorb REI education. Welcome @Amy Wolf! Use BP as a resource to network with other investors, and read as many of the resources and blog posts as possible!  Tag sacramento and the surrounding cities in your posts so investors who work in those areas get those keyword alerts when you post!

@David Holt @Sam Craven I am moving back to Houston this summer (lived there from 2010-2012) I recently quit my job in oil & gas to focus full time on my real estate investing. What has kind of 'held me up' is this podcast I am producing about my REI. It takes up a lot of my time, and although I love doing it, I can really only focus on this one house I am flipping right now before I move. I am looking to network with other Houston investors, especially ones who have experience and are currently flipping houses. I recently visited, and @Sam Craven, I agree, the housing prices out there especially in the loop have gotten insane the last 3 years, since I graduated law school and left.  I would like to understand the funding options & markets a little better, because when I lived there, I rarely went outside of the loop. Adding you both to my network.
