I'm sorry to hear that @Debbie Lee.  I am an attorney myself, and my professional advice would definitely be to hire an attorney in Illinois who specializes in contract law.  They might run 100-$500 an hour, but it would be 100% totally worth it to file a lawsuit in federal court alleging fraudulent inducement, misrepresentation, duress, etc.  Network with some local attorneys and find the best one.  Keep us updated!

I actually spent all 18-26 in school, and then started working in a place without 401k benefits.  I started flipping at age 25, and now that I am 28, and recently quit my job, I just use my business checking account as a big pool of cash to either flip houses, or start businesses.  Not really a "long investment" type of guy... more of a 4 hour work week/ buy your own island type of person... :)

Welcome @Marcos Flores!  Nashville is a great place to get started.  A lot of inventory.  Your knowledge as a realtor considering what a good deal looks like, what good neighborhoods are, etc, are SUPER valuable!  Network with some local investors on BP, figure out what neighborhoods are good to start in, and go for it!  Exciting times!

I have @Leslie Rosenbaum.  It totally depends what market you are in, and how much experience the wholesaler has.  Regardless, always fact check a deal to confirm its a good one in your market!

@Vonetta Booker Yes, I do this all the time.  Talking to neighbors is really importand and theres no other way you can find some of the information they have!  Also just published one of my first blog posts about good neighbors too.

Hello, I'm Jared, and I am a fix & flip investor in Akron, Ohio.  I have flipped houses while holding a full time job as an oil & gas attorney for 3 years, and recently quit in order to focus on my investing full time.  I have only flipped a handful (this technically is my 5th) but I decided to produce a podcast about my experience, and allow listeners to follow me through the house I am flipping, while teaching them to do the same.  A majority of the podcast is teaching the basics, so if you have flipped houses before, its nothing new.  However, its geared toward new investors to teach them things like how to analyze deals, get financing, and deal with contractors.  

I have already interviewed some great BP members like @Dell Schlabach, who has helped be sort of a mentor to my side real estate business, and will premier on Sunday's episode of 'Flip'.. (that's the name of my podcast, 'Flip')

I am searching for other investors, lenders, agents, contractors and the like, to interview on my podcast, mainly who have experience with the rehab/remodel game, or flipping.  I won't cover rentals on the show.

I find it coming full circle that I remember finding BP in 2012, and now I am knowledgeable (enough) to educate someone.  I have spoken with @Brandon Turner about the podcast, and let him know how much I appreciate BP, as I inadvertently finding myself plugging it's value in my podcast.

@Mark Smiley, I actually do equity partnershpis with friends.. When I have big deals and I am strapped for cash, they loan me a couple thousand with a good interest rate, or a percentage of the deal. Is there anyone you know with an IRA that would like to get a better ROI than in the stock market? If you guarantee them a 10 or 12% return, that is almost always more attractive for a 6 month timeline, even if they are loaning you 5 or 10k. Also, if you network with other local investors, they almost always have cash they would like to use to be an equity partner in a deal, especially if you use workers that they are comfortable with.
