I live in Los Angeles. Already own 1 2 unit rental SFR. I currently still live @ home with my parents but I'm looking to get married soon and want to buy another home to move in with my fiancé. I was talking to a successful investor here in L.A. and he suggested do what he did, which is buy a house, live in it for a couple years or so and then use the equity to upgrade myself and keep that house as another rental. In the mean time use your work income to save and if possible flip around your neighborhood, which is how he got started. My fiancé isn't a homeowner. I was thinking using her on the deed and putting down the 3%. I myself qualify for $550K. What do you guys think of this strategy. I was thinking of buying my forever home but the investor suggested you don't want to be in that house forever...etc etc... Anyone have any tips? I'd appreciate any advice you guys could give. Thanks!!!

Im in Los Angeles and my market is pretty hot. Anyone else know of good markets in and around the country that still hold promise and aren't as expensive as my Los Angeles market for multi-family?

For my construction company? Yes I do but only residential.

 @David Varvaro  I totally agree with everything you said. We work closely with some big developers out here in the SVF and I asked them that very question, what do they think when should I get into Multi-Family? They said It's way to pricey now and the markets peaking...To stay liquid and be ready for when it dips...

I guess I'm just caught between both worlds.

Found a property in Los Angeles County I'm interested in finding the owner. It's a run down abandoned property with potential.. I used Property Shark but it gave me a bogus address. Is there any good title companies that pay a fee to find that out for you here in Southern California? Any tips would be great!! Best, Jamie G

@Kevinwong any neighborhoods that have caught your eye that are worth taking a good hard look at? What about ones running near the new metro line to the beach?
