Just renewed my RE License in CA. Getting ready to buy my 2nd investment property soon. Want to know if anyone else uses their License to buy as an investor. I didn't use my license for the 1st property. I don't want to be an agent. Just use my license as in investor to save on commission. Anyone have any thoughts?

@Shane W. I agree. It's hard to find reliable contractors these days but they are out there I assure you. 

We have many clients who tell us the same things.

I obtained my RE license and just renewed it last week as a matter of fact.

I have the same goal as you, to use it to flip and save on commission. 

I'd love to invest on the west side but that's a whole new world... In terms of $$$$.. One day :)

@Jeremy Billauer I found that property last year with the help of my dad. 

He was driving around the neighborhood here in the Valley.

I purchased it for $350k put another $50k

Checked about a month ago and it's worth $700k so $300k of equity in a year. 

I'm using it as a rental.

I'm saving for my next property.

I would love to get into the West Side of town. Santa Monica, Venice, etc.  but that's a whole new ball game....one day though :)

I need to keep getting my feet wet with the smaller properties.

All your information is useful and I'll definately take into consideration everything mentioned. 

I'll create it and keep it as a "Store Front" like @Account Closed mentioned and then see where I go from there as far as adding properties too it.

Purchased my first property last year under my name. Want to expand my portfolio but wondering if it's better to create an LLC and buy under that or under my name. I live in Los Angeles. Any thoughts?
