Hi Matthew, 

I went with Lumbleys Real Estate School. It's kind of old school but gives you workbooks, Walt Huber's textbook series (so you can take notes in an actual book) as well as online materials, a test preparation workbook, etc. It's a little more expensive at about $400 but their customer service is good. You can study at your own pace and take the real estate test when you're ready.

I might add that if you get the property wrapped up you might be able to find a title company to do the title work for you without any extra charge and do a better title search than a lawyer would do because they do it every day. Or you can go to a lawyer and have him charge you thousands so he can have the the title company do it for free. By the way, when was the last time you spent a few minutes getting to know your waitress and her restaurant, then left and got a bill that would cost you a day and a half of your life for that "privilege". Or when was the last time you ask her to bring you a fork and then got charged 75 -300 for her mistake. Is anyone else out there put off by this conversation?

Congrats on picking Wisconsin. Beautiful state and not much investor pressure. Good luck.
Try looking up Airbnb and VRBO on rentals available at Lake Petenwell. You'll see how full their calendars are a what they get for rent. I agree that it's probably not worth building. Then try owner financing your lot via a land trust and push the monthly cost not the total price. You might add $150 - 350 to your budget for 5 -10 years and qualify for loans more easily.

Hi Edward,

I'm here in Silicon Valley and looking at the same challenges as you. Properties here are overpriced making it unwise to invest unless you have experience and a lot of money. The option I'm taking is to look at other cities to invest in. Memphis, Milwaukee, Michigan and many other places provide you properties that are affordable, excellent value and within a cheap plane flight as well. Be careful to not go into this too quickly- you've got the rest of your life to invest in properties. Even if you only do one a month you could get a lot  of properties before it's all over.
