Time to proactively manage and acquire the next one!

Closed March 4th on the duplex, renovated the lower unit, advertised it and sifted through multiple tenants and I believe to have found a winner.  Signed and went through his orientation last night.  With the inherited tenant upstairs signed over and a new tenant signed in for the lower, I am fully operational with my 1st investment property!  I definitely have learned a few things in a short amount of time.. In about 2 and half months I learned how to do some renovations (as I did them myself, besides the floors) and discovered how to advertise and screen tenants effectively.  

Now it is time to manage my investment, stay proactive on upkeep, critique some systems to help me be more efficient, and keep working on my skills to analyze another winner and lock it up under contract. Time to hit some networking events! Anyone in Milwaukee, Kenosha, Racine, or SE Wisconsin/ Northern Illinois that attend meetings, meet ups, REIA's or the like let me know! I'd love to dive in and learn from some experienced investors in person!
