We currently use Innago, and couldnt be happier. Its free for landlords, and easy to use. At the end of the day you need to prioritize features, pricing, etc. and see what works best for you.

We use Innago for our MFH and it has the flexibility to work well with mobile homes too. Its easy to use and free. They have a QB integration, so may be a good transition if thats what is currently setup.

Hey Bocondo.
I would suggest looking at a software that has the tenants pay the ACH or cc fees. We use Innago, and costs us nothing, and we typically wait 1 business day to get funds. I am sure there are others out there that may be a better fit. Cant hurt trying them out and find one that works for you.

As others have mentioned Cozy is transitioning (has been) to Apartments.com. While a lot of the functionality is they same it appears they are making some changes, like the recent move away from commercial properties. We use Innago for rent collection, tenant screening, communication, and listing syndication. We are primarily using quickbooks so their integration works well with that.

Hey @Svend W. I think there are always going to be issues when one company acquires another, in terms of transitioning so I wouldnt rule it out that they resolved the issues. Personally we use Innago, which is a similar free pricing structure and has the same features. Either way I would recommend exploring your options.

@Peter Koch I totally agree, they are tough to compare, we just prioritized something that was free, easy to use, and had the core features we needed. We use quickbooks for almost everything so the integration Innago has works great for us.

We tested a number of options when the transition was first announced, including Buildium, Appfolio, and Innago. We ultimately went with Innago. It has been really easy to use, and they have a good variety of features (rent collection, tenant screening, listing syndication, renters insurance, etc.).
