@Raj Parwani  There are a lot of accounting options out there for landlords. We use a combination of quickbooks and accounting features within our property management software (Innago), which really works well for us in terms of tracking rental income and expenses.

Hey Matt. There are quite a few options out there. We tested out a few of them, and ultimately went with Innago. We were sold on their next day payments and customer support. We use it for collecting rent, screening tenants, and managing our financials. They do have some accounting features but we use their integration into Quickbooks primarily. I would recommend giving them a look. Hope this helps! Best of luck!

Biggest recommendation I would give is just keep trying to learn more whether that is about wholesaling in general, or about your local market. There are a ton of resources available here on BP that will help a lot (books, articles, webinars, etc.) Good luck!

Welcome to BP! As others have mentioned, estimating the rehab costs come with time and experience. If you prefer to lean on someone else for the time being while you learn, I would suggest networking with people in your area who are experts. Best of luck!

@John Lanser As you can see from the feedback there are a lot of options! We tested out a few ourselves and ultimately went with Innago. We wanted something that was cost effective, easy to use, and allowed us to scale, which Innago checked those boxes for us. (The next day payments and customer support really put them over the edge for us.) Regardless of who you go with I would recommend laying out your priorities ahead of time and go with one that can meet them. Good luck!

Hi @Carlos M. congrats on the new property! We went through a similar situation a while back when we were adding additional properties, and actually researched around 5 or 6 different platforms (demo'd all of them). There are a lot of great options out there, including Buildium, and Appfolio which you mentioned. Personally, I found that the pricing and customer support could have been better. Based off of what we were looking for we had it narrowed down to Cozy and Innago. We eventually went with Innago, as they are free, offer next day deposits, and the customer support was top notch. We have since added some more properties, and haven't had any issues scaling either. I would recommend checking them out. Good luck!

We use Innago, very similar to Cozy in terms of functionality and simplicity. Both solid options, I just wanted to receive payments the next day for free instead of having to pay for it. There are other options out there that are more sophisticated as well like Appfolio, Buildium, etc.
