Hi Frank, you could always purchase a 2 or 3 BR SFH and rent out the other bedrooms if you cannot find a duplex. Of course, when you move out you will only have one unit instead of two but this can still accomplish the primary goal of house hacking which is eliminating your housing expense and give you first hand experience landlording.

Welcome to BP @Ryan Felt! I work in Mount Juliet and have similar goals and aspirations. I started listening to the podcasts a few months ago and they really are amazing with the amount of practical advice given with each guest. I am still new myself but would be more than happy to help any chance I can along the way. Feel free to pm me or give me a call, i would love meet for lunch or grab a drink one day.

Congrats @Cole Johnson this is very inspirational! So awesome to see a fellow young guy overcome similar obstacles as mine and still make it happen.  The strategy that is mentioned in the podcasts that you used about telling everyone you meet what you are looking for can be such a powerful tool. I am currently searching for my first small multi family deal so stories like these really give me hope.

Best of luck with all your future endeavors!

Hi @Rylan Kean and welcome to BP! I am just a little down I24 from you in Murfreesboro and am also looking for my first property.  I "caught the bug" at the beginning of this year and there is no looking back now.  Feel free to pm me, maybe we can help each other out!

@Anthony Stephenson Hi Anthony, do you primarily rehab SFH or do you rehab multi-family as well? Currently looking for a house hack.

No matter the job you start with out of school, I would start listening to every BP podcast you can, and reading books related to real estate and business when you're not studying for architecture. I learn something new that I can take action on from each and every podcast and book, and they also keep me extremely motivated and inspired. I am a newbie and recent college grad (2016) as well looking for a house hack at the moment.  Scott Trench talks about this topic extensively in his book "Set for Life".

Good luck and congrats!

Andrew A. That is good to hear regarding the house hack. And i would greatly appreciate any connections you may have in Chattanooga. I am fairly new to Tennessee so really just looking to meet as many people as possible at the moment and hoping I can help them in any way to gain experience. Good luck with all your future endeavors, I know you'll do great.
William Allen good to hear I'm not the only one with this idea then! I have also met local investors looking towards Chattanooga, Memphis and Knoxville. I just moved to TN about a year ago so I am really not familiar with any area so any connections would be helpful!

Awesome story! @Andrew Ashby Are you still going to invest in the Chattanooga area or stick to central Florida? I am a newbie in the Murfreesoro/Nashville market looking for a house hack but am thinking Chattanooga might be a better spot for buy and holds because everything here is so expensive.  Any thoughts?
