Have you found that most of the owners of these homes are other investors or homeowners themselves? I have been driving down in Murfreesboro and find it to be about 50/50. Also, are you paying for that service on advancedbackgroundchecks.com?

As far as I know, all of Mt Juliet is in the 37122 zip code. It has been a few months since I have been in the area, but I would say that your best bet for a cash flowing property would be heading towards Hermitage on Route 70 or south of I40 heading towards Gladeville.

Welcome to the area @Brett Sayers! As far as investor groups go, attend a few REIN meetings as a guest and determine if that is for you. You will meet some great and very smart people there. They also have a monthly lunch in Williamson County. Also, check out the Music & Money Investors Group which is held the first Wednesday morning of each month in the Cool Springs area. The event is free and Brandon Turner was there in December.

I would check out "The Millionaire Real Estate Agent" by Gary Keller. Highly recommended book by agents/investors on the podcast. Talks a lot about how to operate and act like its your own business instead of being another salesperson.
