 Hey Kerry-- 
Warsaw is a pretty unique market.  Solid economy, growing population, rising rents.  
Yes homes are more expensive here than Ft.W but you get better rents.

As others have said start networking within the investors group AND find a really good agent who can provide off market deals to you.  
I'm a broker over in Warsaw but if you need a good connection in Fort Wayne let me know. 

Hang in there and the RIGHT deal will come along.   Have all of your ducks in a row and be ready to act quickly.  You can't just window show on the various websites but need to work directly with a great agent too.

Hey Nick,  As an investor and broker over in Warsaw I'd say you're doing the right things.  Reach out, start conversations, find someone who is willing to mentor you or at least let you ask lots of questions.  Invites lots of people out for coffee/lunch and ask lots of questions.   There are at least two local Ft. Wayne meet ups and we have two groups here in Warsaw that meet monthly.   

If I can be a resource don't hesitate to reach out.

Nick, IMO it's always about long term goals.  What does this situation present for you that will help you with our long term goal and how can you use it as a stepping stone to get you there.  If you're concerned about management while you work/travel/family then I'd recommend you consider a good property manager!
