@Alex Hileman I saw you said your an investor friendly agent in Pittsburgh, I know it is an old post but do you have any insight into Real Estate investor friendly banks?

Thank you @Scott E. for such a detailed response.  Really appreciate the feed back! He is buying most of the building material and I am covering most of the cosmetic items.  When you say "everything at cost" you mean the materials and what he pays his guys? or if you don't mind sharing rough numbers. I am realtor and have done couple fix n flips, normally i just hire contractor to do the work. I had a great deal i found and brought in a guy who is a contractor and wants to partner. If people who have done this can comment on how they set up the deal.  Originally we agreed he would get paid 35/per man hrs as contractor and he also wants to do 50/50 partnership.  Is this a fair deal for me?  I did also add a 10% on the money we each have into the deal, I have 40K and he has 15K.  I was Not planning on listing the property bc the realtor that brought me the deal, I told him he could resell it.  Numbers look like this 50K for the purchase, construction suppose to run 80K and resale for 250K. @Tarrell Elliott Great to hear you are pursuing Real Estate!  I used commercial account with https://www.peoplesbanknet.com they lend in MD and PA. I would suggest setting up an LLC and getting an EIN for your business bank account. Good luck

Developers familiar with Pittsburgh; do they have any historical tax incentive for rehabbing old homes/townhomes? I am familiar with Baltimore, they have a historical tax credit was wondering if Pittsburgh has anything similar?  Any insight would be appreciated!

@Jennifer Bryant saw your post and have been attending the meetings online since the Covid.  Most organizers are using zoom. I just attended the wholesale one last week that Simple house flipping mastermind did.  I invest in baltimore also, i just signed up the Baltimore reia on thur and Captial city reia is having hers tomorrow.  Make sure to go meetup and check out the meetups they usually have their stuff updated if they are active.  Get on a email list also usually they send a link to sign up for the events.  All the ones i have been attending are free.  U can message me if you want more details.  Stay Safe!

@Quinton Campbell if you are by hopkins, am not sure if your lots are in Upper Fells but definitely first thing is to check the zoning.  I have done two bigger sqft adds in upper fells the last one had to go to a variance hearing to get my project approved for a second story addition.  We were informed our plans were increasing the lot coverage by more than the 60% the city would normally allow.  I have not built from ground up but know for sure Baltimore city has a lot of codes and nuances that will make your project challenging.  Not sure what kind of experience you have but as @Joe Norman said Hard Money is NOT the way to go if you do plan on taking on the project.  You could go to a local bank and look into getting a Commercial loan.  Good Luck and keep us updated!
