@Andre Mudiay Happy New Year!!  I really like a group called Rehabber Pro Baltimore!  You can find them on meetup.  They meet once a month usually at a location of a project that is being worked on and the cost is Free!  Hope to see you around!

@Noah Schettini welcome to Baltimore!!!  I am originally from PA more central PA.  I am not sure what your financial situation is but ever consider a 203K loan.  If you are not familiar the loan will allow you to finance your purchase and the cost of the rehab.  Would be great in your situation because you are going to owner occupy the house and would allow you to buy something that might need some work and  you get it at a discount.  If you make the right repairs could be into a place with some built in equity.  Good Luck!

@Boaz Rozen happy new year!  @Nicole B. is right about being block by block.  Sounds like you are looking to fix and flip?  I am doing one in area called Upper Fells Point.  Some popular areas are Fells Point, Patterson Park is popular, Canton, Federal Hill if you are looking to do a rowhouse in good neighborhood,  You also have the option for Baltimore county.  Most places in the city have certain cut off streets you don't want to go beyond.  I am not sure what kind of fix and flip you are looking for but would advise if you are not from the area just to make sure you bounce whatever property you might be looking at with someone who is familiar.  Hope some of the information helped.  I am always happy to help any way I can.  Good Luck!

@Jeffrey Diaz Congrats on your success with the coffee shop!!  Alot of the organizational skills and management you have from that should making flipping a house easier for you.  Not to say it is easy but i have learned you gotta roll with the punches but seems like you are well prepared for that.  You talked about looking in three pretty large markets Pittsburgh, Philly and Baltimore.  Looks like you are from maryland I would say concentrate on maryland.  Plenty of deals in every market and I feel like you might drive yourself a bit crazy trying to look at soooo many of the potential deals between three big markets.  I know an investor partnership that did 20+ deals last year; they found, fixed and sold them in one year and all in the maryland market and they are on track to do even more this year.  So def no shortage of deals but they have ID three areas that they FOCUS on and know those areas inside and out.  Says you are from Frederick you are in a growth area might want to look hard in your own back yard.  But if you are ever in Baltimore look me up.  Good luck anything i can help out with don't hesitate to ask.

@Darnell Alston I am assuming you are trying to Fix N Flip. If you are not in the position to buy and do it yourself and really feel strongly about the deal and you wanna stay in the deal. I would do a JV, the other option is to wholesale it but would require you to get the property under contract then sell the contract to an investor. In case you are not familiar with JV; Joint Venture, just means you partner with someone who has the money to buy the deal and you do it together.

@Ran Cohen Great to hear you are looking in Baltimore.  As the saying goes you make your money when you buy.  I always suggest find an agent that knows the area, go to some investors meetings try to make some connections with investor friendly agents.  I always drive the area/house i am looking at bc sometimes it looks good on paper but the area might not be what you really want.  I can give you some areas to look into.  I am doing one in Upper fells now, but i am sure u have heard before that baltimore can be very different just by one block difference.  Patterson park is a hot rehab area but you get a very different area once you cross E Fayette if you are not familiar or don't have resources like agents who knew baltimore you might not know that info.  I am happy to help as I am in the acquisition process now for another flip.

@Trevor S Foster going to throw my 2 cents into this thread bc I am sure all the new investors have very good intentions but there is a saying you don't know what you don't know. If you want to JV i would recommend going to local meet ups and investor groups; I have found the people who are active and doing deals, you will see their names come up time and again and start to notice a group of the same people are the ones who are in the thick of it. Those are the ones you wanna JV with. If you are serious do the leg work find a killer deal and show them why they should partner with you. I would say the hardest part of getting started is pulling the trigger and not having the resources if you have two new investors partnering and both are unsure and don't have the resources you could be spinning your wheels.

@Kevin Favorite great to hear you have had success with your house hack!! Just curious if you ever thought about Heloc? You could tap into your equity without doing whole refinance. Seems like you make pretty good money and have a good credit score I would take full advantage. I would look into some other banks and see what kinds of terms they offer, see what options you might have. Seems like you have decided to go buy and hold path and might think about doing a BRRR or getting into smaller multi units. You are in a great place to pursue different options. If you are going to pursue lower price point properties I think you should make sure you are getting the cash flow to make it worth it. Looks like you are on the right track. @Clifton Roy congrats on your first rental!  I unfortunately don't have much knowledge on the rental process but i am pretty sure you are right about registering your property.  @Ned Carey  I think would be a great resource as the what procedures need to be taken.  Here is a link I found about registration.  https://www.baltimorecountymd.gov/Agencies/permits/rentalregistration/ Good luck!
