Newbie Investor Eastern North Carolina

Good evening all!

I am a U.S. Marine located in Eastern North Carolina. I've been listening to BP podcasts for about a year but have spent about 2 years reading books, researching real estate and evaluating properties. I am working on my first property (flip) with two prospective buyers already and it's not on the market yet! Although I started with a flip I'm trying to raise capitol for entry in the buy and hold strategy. This property is located in Jacksonville, NC.

Also, I am actively looking for properties in Baltimore, MD and Charleston, SC because I have a couple of friends in those areas that would be interested in investing together.

I am open to any thoughts and suggestions and look forward to learning from you all, and meeting up with some of you in the future!
