Building rowhomes downtown Baltimore on empty lots...HELP!

I own 5 lots it too far from Johns Hopkins and would like to build 5 rowhomes (possibly six if I purchase lot between). I have started to identify sources for hard money. Prior to seems like I need an architect and engineer to provide drawings and estimates. Anyone interested or have referrals for Baltimore home builders?

    Before you talk to Architect engineers etc. you need to make sure that you can build what you want to build at the price you need to sell for to make a profit. Check with the city to determine requirements and process to develop the site. what are the utilities Servicing the property and what will you need to do for your project? What are the permit fees, impact fees etc.

    You definitely do not want to use hard money for a project like this the interest cost will eat your profits very quickly. The best bet would be to raise the money through a syndication or find private investor capital or a partner.
