from what I can tell you are allowed to do business out of state as long as you register with that state.

I have not but from research usually around 5 to 10 a lead, someone else may be paying less, you can market to them through the same routes as craigslist and such. You can use trial and error see what gets you the most bites. I just had a thought too maybe try fiverr?  

@Melissa GittensYou can use avenues like cragslist, facebook, and others, put up signs or look for expired listings. You just have to be creative and get them to come to you, some people use "bird dogs" and pay a small fee for deals that they come up with. Go to the court house steps and find probate.
