@Dustin Hasan I agree with @Brian Wheeler you will need a small amount of money to start, at least for marketing, you can get really creative though, are there are free area's to market in, as he says though it's harder to find deals. I am at that point right now and using craigslist and ebay classifieds for some of it, but in order to find the better deals you will have to deal with lists, and such, or you can always try probate but thats not always free either.

@Michael De Rosa makes the same point, you can house hack for a while to build funding, if not get your foot in the door, if I gather it right it sounds like you want to rehab? or just do brand new builds? The thing about experience is, you'll never have it until you experience it ;) The only way to get experience is to get out there and do what it is you want to do, and learn along the way. You'll find that most people on BP started with zero experience and some with no direction. But by asking questions, listening to podcasts and reading blogs you get the answers you need, even JV deals will help you make money and get experience, because then you can work with those have done what you want to do and get paid.

@Daniel Elijah Richardson I think you can set some of your keyword alerts for meet ups in Michigan, so if someone mentions one you'll be notified, looks like @Tom A. from west bloomfield had one on the 14th of june, look him up he may be able to help you, you can also go under networking events in the community tab an search

@Quin Weidner if you find yourself getting overwhelmed with the information, then take a step back and figure out what your end game is, do you want to buy and hold? fix and flip? wholesale? your best bet is to pick a niche and then go from there. if you plan on going to school, maybe look into house hacking, you can charge other students rent while you go to school, free housing?

Seconding @John Thedford with an LLC you only pay the taxes on income that you occur in the US.

@Dan Smith if you and he are going to start an LLC, just make sure you put everything in an operating agreement, this will break down who does/gets what and that way there is no quarrel if something goes wrong, you can update and change these at any point.
