I wanted to put a line out there and see if anyone has flipped or wholesaled in the Gobles, Michigan area lately, I have a line on a deal but I don't think its doable, by doing research in the area. Any information would be great, just a new guy looking for advice on first potential deal.

@Michael Totman Man I wish there was!!

I really appreciate your advice, persistence is definitely the key, along with flexibility, which is nothing new, I am looking into new cell service, because where I am I don't have a signal most of the day, which is the reason I invested in something like E-voice to catch the calls and then it puts them in a format I can listen to or read when I get the chance. I am really looking into driving for dollars, though where I live is 20 minutes from town and most of the area is farm land or back wood, so I'm looking at least at a 30 min drive to get to a decent sized town, but since I live out in the "sticks" as we call it I seriously thought about wholesaling land.

@Jake Thomas I completely understand, unfortunately my schedule is set in stone, I usually start around 7:30 and out at 5, I get up early in the morning to get some work done and then again at night when I get home. Email and texting are a good route, I have an e-voice account setup to catch phone calls and they offer texting too, though I have myself on strict budget so I can still provide for the fam., I believe a lot of my urgency comes from giving myself a end date, and from there I planned to start full time, so I feel rushed per say. I thought about changing jobs, though my plan is to leave this one and be done with the race, and work only on my time and for me and not for anyone else, tired of make other people money =) but without it I would be where I am!!

P.S. Duuude!!! the list is fantastic (still learning how to use it though lol!!)

@Bruno C. Thank you for your input, I can assure you I do not, will not give up!!

I do really attempted to block out time for work and family, but I can tell you (no I'm not complaining) my 3 year old daughter is quite persistent when I comes to being with her daddy!! But I do get by.

As for hiring out, I don't know if that's within my budget at this time, though I have seriously thought about having someone come in for commission only, though that's still a thought. I am always building relationships.

Maybe this question has been asked a few to many, but for all you who have made investing work while running the race in a 9-5, I have set a plan to start out by wholesaling (yes I know doesn't everyone...) I have a 9-5 where it seem like I'm struggling to keep up with both most of the time, with a family to raise, getting what seem to be nothing accomplished during the week and then playing catch up on the weekends, OMG the time flies and man does it go fast!! I think for anyone trying to start out in the REI world it is definitely a lesson in desire, persistence, and willingness to go the long haul, for those of you that have made it and have made it while juggling a job and family, and keeping up with the day to day. I'm curious as to how you managed it, while on a budget? I'm beginning my marketing campaign, and looking toward the future when I have the phone calls to make and the deals to run with, my cell service is hit or miss so trying to use lunch to make calls seems next to impossible, do you find that potential clients get PO'ed if you call after 6 or 7 or later? Are there other tricks when it comes to all this? forgive my jumbled mess of questions, I really am just curious how or the best way to manage everything?

@Joseph Shin your best place to start would be to gain as much knowledge as you can on financial literacy, that way when you are old enough to step into the REI arena you have a base to start, from there it's your choice, and by then you may have created a plan to work from.

I am not an attorney, but it is possible, I would imagine though that if she has the money to go to court then there should be no reason she can't move on, It also depends on how reliable your source is, and if anything I would just be upfront about it and speak with her directly, nothing works better then getting your information first hand and not down the vine...

@Andrew B. really all she should be able to due is co to court for more time on the premises, but if she was given the proper notifications then there really isn't much she can do, if there was no contract submitted to you at the time of purchase then it's hear say.

@Kimberly Farrally when it comes to building your buyers list, you'll find mixed reviews here, the easiest thing to do is to just ask the question, as for craigslist you can put an ad on there along the lines of you have discounted properties and then put a phone number (spice this up) to call or a web site if you have one with a forum. you can then blast out one email to all of your buyers, letting them know you have properties. two things you can use to make it easier would be a CRM like podio and a forum like mailchimp, these can be integrated with each other and then when someone signs up on your forum, it will register it in podio. the best thing about BP though is you as long as you have a great deal you can use the marketplace here and there is a vast amount of buyers already here, so make sure you are networking with people here and in your local REI. Hope this helps.
