@Donna Ragan this is information I was given by the home owner, I haven't put it under contract yet, because I wanted to be sure that I had the ability to assign the contract still.

@Ramon Huerta from what the owner says she just wants it gone so I am trying to come up with a fair offer, not just a low ball, which is where i currently stand.

I have a property that I am in the process of getting under contract, the seller has received a letter from the county that they want to come and inspect it, and it could possibly be condemned, or at least deemed unlivable, has anyone had an experience like this, how would this effect the sale?

@Lance Petway I also found a document stating how to fill everything out but I can't seem to find it now, if you search for llc articles of organization in Michigan you may be able to find it again, if I come across it I will get you the link

@Enrique Robles & @Eric Olsen,

                                       One thing to remember is no matter what even the smallest step forward helps regardless, over time can take up a lot of time but that doesn't stop you from do other things besides talking to sellers, take what little time you can afford and put it towards building your bases. depending on your strategies for finding motivated sellers, you can always make sure the other portions are in order, like your contracts, planning your next campaign, ect. Don't get me wrong I'm not saying anything negative, just trying to give some help. As long as your make the effort, your still ahead.

I did mine myself here in Michigan, the steps are fairly easy and a lot less money, cost me $50 until I researched more and realized that if you are a veteran then you can send a copy off DD214 and it costs nothing. But that's here in MI not sure about Florida.
