One suggestion would be to look at seller financing, with 5 or 10 down, and then set rent accordingly, so you can pay them off with rent and once free and clear, get the cash flow?

If a home owner wants to sell and they have unfinished renovations, and are taking the only source of heating with them, is this easier for a "flipper" to come in and handle, and how does that generally effect pricing and offers? Does it drastically drop the price on the home or is it easier in the long run?

@Dakeisha Seals normally when you close you can put into your selling contract that the buy will pay closing costs, if not then I do believe that it would come out of before you get your final check, from the title agency. A double close works the same way, the only difference is that you use the buyers funds to purchase the property and then turn around and pay the seller. Hope this helps.

I would research Grand Rapids too, its becoming quite the technical center of Michigan.

Roland sent you a request, I called her back today and let her know that I could do about 50 on the deal, she came down to 75 but will possibly go 70, but she said she had a realitor chomping at the bit to sell her home, so not wanting to seem desperate I told her to go a head and talk to him, and if she changed her mind she could contact me, but I said if i could find a way to work the deal I would get back with her, I will contact you tomorrow to get your view, thanks again

@Roland Paicely Thank you for the information, the problem I see is the area is in the country where there isn't a lot of buyers, as far as I can tell the seller is motivated but wants pretty much what the properties worth, I am going to speak with Her again tonight, she knows it needs a lot of work, but I believe its more emotions than anything else. She is set on 80 but in all reality I can only offer at the most 50, which I plan to offer over the phone, before I go out to the property, she says she just wants to be rid of it, but is also still willing to put it on the market again, she tried last year and fired her agent. I am at a cross roads, tonight I guess will really tell me something, if I don't get hung up on first LOL. Thanks again

I wanted to put a line out there and see if anyone has flipped or wholesaled in the Gobles, Michigan area lately, I have a line on a deal but I don't think its doable, by doing research in the area. Any information would be great, just a new guy looking for advice on first potential deal.
