Kalamazoo & nearby: what should I see?

Hi folks - I'm headed to Michigan next week to visit family and would like to spend some time getting to know Kalamazoo and neighboring towns to see if it'd make sense to buy my first rental property there (duplex or SFH). I will check out the Vine neighborhood, but I'm not sure it's the best idea to make my first investment a 100-year-old house occupied by students. :-) However, I'll be an out-of-state investor (I plan to use a PM; suggestions welcome for those too), and I don't want to have any issues finding tenants. Looking for recs on some sedate, mid-range neighborhoods with younger (1950+) properties under 150k. Any suggestions of areas or towns are appreciated!
