Hi Nicholas, you can try Streak CRM, that's built in in Gmail. You can track your leads and create more pipelines in different businesses you're in or whatever pipeline you wanted to create. What I like most in this CRM, I can send emails to all of my leads in one click and then there's a tracker if your email has been read or not yet so you wont be wondering all the time if that lead is active online or not. When I worked as a Virtual assistant to a canadian brokerage, the company used Highrisehq CRM ans it's good too but not like STREAK. So far that's what I've been using. You can try it for free.

As far as I know, if you are just a real estate investor, real estate license is not necessary. But if you want to be a real estate agent/a broker for you to keep track which property is a good investment, then you should have one. Like me, I am a real estate agent in my country and it is an advantage on my end, I earned commissions in selling properties and I've been using that commission to invest an income generating property. It's like I am just saving my money to that income generating property than save my money in the bank.

It's all about LOCATION! LOCATION! LOCATION! I just started investing in real estate last 2014. I purchased a pre-selling property to a trusted developer as I find it cheaper than invest to a ready for occupancy one. Before its construction has started, it was priced Php1.7m but when the development has started the total selling price has increased to 2.2m which If I would like to sell it, I already have a half million profit. But I prefer not this time. The real estate market in that area where I invested such property is quite high. The demand of vacation rental is high too and the property I purchased is in the prime. Before I invested in such property, I already calculated how much income I can be able to generate once my 1 bedroom unit is done and I start to operate? It will accumulate 65k-70k a month and my main investment in that 1.7m is only the 20% Downpayment 325k, the 80% Balance, my rental income will be the one to pay. I don't need to get some more in my pocket. Just that simple. Vacation rental is the best in generating income if you choose the right location. =)

If you're open to invest in the Philippines, I would suggest you to invest here, it can be Cebu or Baguio =)

To avail one VA for 2 service, I find it less effective. It could be better to hire two different VAs to do those separate tasks so each of them can be focused on their respective tasks. The SEO Web development once done to his job, you can stop the contract and rehire that VA if you need him in the future.

I was a VA. I've worked to some US Real estate investors before, they trained me what to do as the business was so new to me until I worked to a Canadian Brokerage. Those experience as a Real Estate Virtual assistant has helped me a lot.. In my US real estate investors client, they taught me these flipping and rehabbing, buy and sell or rent it out.. In my Canadian brokerage employer, I've learned more about handling customers well, follow up, book a viewing, keep track on buyers and sellers leads. I applied those what I've learned from them and getting more interested about the real estate market. I tried to engage in real estate industry in my country, stopped my Virtual assistant job, and I enjoyed my real estate marketing, until then I earned my commissions and start real estate investing!! Not all VA's are the same with whom you worked with. It depends on how dedicated your VA to their job and how willing are they to learn more about your business by heart. =)
