Another question for you. I am finishing a remodel on the top unit of my duplex I recently purchased. What things should I consider when deciding if I want to use it as a short term rental or a long term rental?

I don't own properties but I've started my airbnb business by renting units during peak season and List it in airbnb for daily rental. So far, I didn't encounter any problem with the owner as the unit owner prefers her unit to be rented long term since she find airbnb business stressful on her end as she has no one to manage her unit. But aside from airbnb, I've established my rental in facebook where I've gathered more guests. 

Some property owners offered to be in partnership to make money with their property than just let it sleep. This is an opportunity offered. So, I stopped renting out and started working on my clients property for rent and started earning money from it. I find this strategy a win-win on my end, as I don't have to cash out just to rent out properties. I just have to manage it, market the property, fill it with guests in exchange for some percentage that's win-win on both parties.

As for your query: What things should I consider when deciding if I want to use it as a short term rental or a long term rental?

I think it depends on your property location and your availability to manage it. If it's located in a nice location where it's close to tourists destination or perfect for a vacay, then you can rent it out short term as long as you're available to manage it since short term rentals needs you from time to time to attend to your guests concerns etc. But if you have people working with you then that's fine like I work remotely to those rental properties but I have some people working it for me to do the cleaning and staff for maintenance becoz I am virtual assistant, I cannot be there all the time as I have a Virtual jobs to attend too. 

Long term if, it's located nearby Universities, very accessible to town etc. and if the demand of long term rental in the area is high, then why not?

Well based on my experience as a VA who took care of my clients rental businesses remotely, where my clients competitions has offered WIFI and their unit doesn't, it still filled with guests and keep generating. So, my answer to your question is, it's not that necessary. Just be specific and clear in your ad or in your description about it. It's always nice to be transparent so future guests won't expect much and not be disappointed. When they read your ad, at least they're aware of what you can only offer, so it's up to them to take it or leave it.

Hello Everyone! Lately, I've worked as a virtual admin assistant who's in partner with to some Real Estate Professionals in my country and to some clients that needed help in their rental businesses. I'm not paid on salary based like any other VA's but I am paid on commission based on every sale made by my broker from the clients I referred and to my clients who has rental properties every time I fill their rentals with tenants or guests.. I do my own marketing to gather leads and keep track them from the moment they inquired till on site viewing and closing. My job is just like an estate agent I market properties online, entertain buyers inquiries, follow up them, book appointment etc. but I don't show properties personally and I don't transact with clients. I'm not residing nearby the properties I am selling. I'm far from where it is located.

My question is, do I need to get a license for salesperson in order to market or sell properties under a licensed broker?

You can be an agent if you want to. I have clients who turned into buying agent to save commission. As their agent that assists them during the inquiry stage, emailing info, I've got  a referral fee from them after the transaction, Just explain it to your agent. He/She would understand. =)

Hi, I am a realtor from the Philippines. We all know that LOCATION is very important to us when investing. Okay, I have this 170 million property in the heart of Baguio city. It is a commercial along the road building in downtown area. It generates 800,000 per month gross income from 2015 to 2016. 

My concern for this is that, the amount of the property is quite high but deserves to where it is located and based too the current real estate market in the area which I find it hard to sell as most of my clients are looking for just a 3million to 5million residential property and others cannot afford that 15 million apartment for sale how much more this 170m property?

The help I need here is that, I would like to know who are my target market for this and how to sell this property?

 Do you do cold calling and how is your English on the phone? I may know of paid positions working a realtor through my office. I think they do hourly plus bonus for any closed leads.

 @Samuel - That sounds interesting! Yes I've been doing that when I worked as a Virtual assistant before. I could say my english is fine. My former employer, a Canadian brokerage, has trained me well in that and prior to that, been doing cold calling too when i worked with to some US real estate investors. =)

Hi Steve,

It depends on the location and the kind of your property for rent. But based on my experience, which I am currently doing right now, I am doing ad posting and facebook marketing. Also, before I start my marketing, I am citing who were my possible market for that property, like travel and tours agency, or any other business that needs in partnership with property for rent.

I am not from Canada neither US but I am interested to learn more about their real estate market. I find their market interesting the moment I worked with some US Real Estate Investors and Canadian brokerage. When it comes to real estate deals, US Real estate is what I find interesting the most esp when it comes to flipping or rehabbing, am not so familiar with Canada if they have this too as I am just exposed into residential house selling. I would like to learn more about their market becoz I am thinking to invest to Canada or US probably when I have enough funds. But before I start with that, I am thinking to be in partnership with some real estate agents or investors, like I will work with them like a virtual assistant but I don't want to be paid salary based. I only like to be paid commission based, based on the sales I closed. Whatever my commission is, how much would that be, I will be saving them intended for my US or Canada investments.
