Hello @Brian B. and congratulations on having so much equity! I have helped quite a few people do something similar in the Portland area so I understand the position you are in. 

I would encourage you to use the Bigger Pockets calculator to get an idea of what expenses you may be missing while calculating cashflow. They have a trial that you can use. 

I would be happy to chat with you sometime to help walk you through the analysis of a property in Portland or 2+ hours away.

Hello @Linfeng Gou

That is a very tough situation to be in. Depending on the time, money, and energy spent on this deal it may be worth it to sue for performance. That being said it might not be worth your time trying to work with this seller for the next couple of months. 

I strongly suggest seeking advice from a lawyer and have a long conversation with your Realtor.

As a leasing agent and realtor I have learned a lot about the industry and helped a lot of people manage and buy investment properties. Are you considering house hacking for your first investment?

Can someone point me in the right direction of the laws regarding renting storage units in Oregon? If the laws are county/city specific the unit is in Portland, Multnomah County. Any advice would be much appreciated! 

Details: 

We primarily work with residential real estate as property managers and brokers but we do have a couple of garages that we lease separately from the residential units. 

One of our tenants that rents two garages (storage spaces) from us is delinquent and we are trying to determine next steps. He has not responded to any of our emails or calls and we would like to take further action. Posting notice, changing locks, and removing his items. 

If anyone has information on this topic please let me know.

@Trevor Hall There are plenty of local investment groups. Rarebird is definitely one of them but you can look into the site Meetup.com. I have gone to quite a few meet ups with investors through that site. You can also look into NWREIA. There are a couple meetings a month through that group.
