Post: Are there cash-flowing rental properties here in NJ?

It is a struggle to find cash flowing properties in Portland, OR as well. It is still possible but it takes more work. Most of what appear to be good deals on the MLS sell above asking, which throw off the numbers for the majority of the properties I analyze. I definitely agree that finding off market deals is the way to go. Short sales and foreclosures may be better in your area but in Portland they go for well over asking as well. Connect with a good agent/wholesaler that can bring you off market deals and that should be able to help your business significantly.

Hello @Alex Hake!

I am a RE broker and investor in Portland, OR. How is the market in Lincoln City at the moment? Is the rental market on the coast still insane?

It is a little vague and unfortunately I did not jump on the deals that I saw between 2010 and 2013. When the market was at its' lowest there were so many ridiculous deals out there and people in Portland have more than doubled their money if they bought back then! I know I regret not buying a condo that was 95K that just sold last week for 289K without any improvements done to it. 

I do not think that a major market crash is on the verge but when prices do dip a bit I have every intention to acquire as many buy and holds as possible.

Hello @Stephen Herbert! I agree that quartz is more targeted to a younger demographic. Quartz is typically more simple than granite and as a result granite can be VERY user specific. You and your contractor may love the style of a slab but 90% of the buyers may think it looks tacky. I think quartz is always the best option for flips. I know I walk into a couple homes a day with granite and my first thought is that it's too busy. 

Also, I have gotten bids on concrete countertops and they have always come in higher than bids for quartz/granite. If concrete is done right and hired out it will be expensive. I love the look of it in lofts and certain styles of homes though!

Hello! It looks like there is a lot of valuable information in this forum. 

I debated the same thing an ultimately I chose to become a real estate agent. I chose to focus on real estate sales full time helping primarily investors. I have gained so much valuable information and great contacts that will help my personal investments. That being said I agree that it may not be the best option if you do not plan on putting your license to use outside of your own investments. 

I have learned the most from being a part of my RE office/community and speaking with the variety of seasoned investors and agents. The initial real estate classes and preparing for the test really did not help me understand the industry as much as I thought it would.
