Hello Amir! There are a lot of great wholesalers here but the good ones are usually too busy to help out new wholesalers without something in return. One of the ways I connected with wholesalers in Eugene was to try bird dogging, driving for dollars, sending mailers, or providing whatever else they needed. I was paid a little bit but mainly did that for the free education. 

There are a lot of investor Facebook groups in Portland. You would be able to see who is an active wholesaler by checking out some of those. You can also attend the Westside Investors Network (we also have a fb group). We have a few active wholesalers that come to our meetings. Westside Investors Network

@Erik Gensler There are hundreds of wholesalers in the Portland market. Some of which actually produce and send out 1-5 properties/week. I would identify some wholesalers and tell them exactly what you’re looking for. There are wholesalers who will target a specific area if they know there are multiple buyers looking there.

I have found a couple of off market deals in the past. One through Facebook and another through my network. I am starting a more targeted direct mail campaign as well. I plan to send 1 piece/month for 6 months to the same addresses. I am sending them to specific areas that my clients are looking for properties.

@Jeff S. There is a chance that could happen. I believe Clinton had some retroactive tax changes during his presidency. I am hopeful that they will not do away with that or step up basis.

Hello @Tyler D'Alessandro,

It is really difficult to get a rental property in Oregon that hits the 1% rule. In Portland .8% is considered really good. I tend to focus more on cap rates when I am analyzing deals because I really have to get into the numbers to see if something is going to work out.

I like to see cap rates at or above 5.5% with obvious potential for improvement. For instance the rents are under market or water/sewer/garbage could be billed back.
