As a complete newbie I think this site is still top notch. The amount of knowledge I have gained from BP is unbelievable. The issues that are being mentioned here could apply to the internet in general. You have to do your own fact checking, learn how to see past the muck. Take everyone's favorite book Rich Dad Poor Dad for example. Its a great book but at the same time I wouldn't buy into a Robert K course, lol. To me it seems BP still does a good job on keeping the bs to a minimum. In fact I have avoided a few scams because of the information I have learned here. I think real estate attracts so many because they come here looking for a way to make a lot of money, quick and easy. there are people who prey on those looking for a quick easy fix. The ones who I see actually make it are the ones who realize there is a lot of work and learning involved,.

@Marduk Mooshoolzadeh you have come to the right place. Let me start by welcoming you to the community. Bigger Pockets has all the information you could ever need. First thing you should do is to read and learn as much as you can before getting started. The pod cast is great and the Ultimate Beginners Guide here on BP is a good place to start. To directly answer your question. It really depends on your market. I live in a rural area and could flip a house or buy a rental using 10k as a down payment. Living in LA that's probably not true, however you could start wholesaling or invest long distance in a lower priced market.... Also I haven't read all the comments on this thread so far but I seen where a few giving you a hard time. Sorry about that. We are all here to help each other out and I think in your case your better off spending a few months at least learning as much as you can. Probably best way for you to start out is find an other seasoned investor in your area and team up with them. someone who doesn't need your money but maybe would be willing to let you invest with them so you can learn. just be really careful to not give your money to the wrong person. Good luck if you educate yourself you will be fine.

Question is it an electric truck she is wanting to charge or does her truck just have an engine block warmer she is wanting to plug in? If she is charging an electric vehicle then renting the space separately or charging for the outlet would be reasonable. However if its just a warmer it probably won't make a noticeable difference to your electric bill.

wake up have a glass of water and feed dog. 

Go over the days plan, my goals, get on bigger pockets, and check email. 

walk/jog for 30 min  

eat breakfast with a cup of tea. 

listen to an audio book on the way to work. 

I know in my area, in addition to pipes freezing, power outages are common with the cold harsh weather. I am curious would it be a good idea to have back up generators to at least provide emergency heat and power?
