@Terrance Williams Hi I am trying to get started in rei as well. Looking to connect with others in Ky. I've considered wholesaling but not so sure it's right for me. I know this thread is over 4 years old, so I was wondering how has it gone for you?

@James Wilcox yes, I didn't realize there were so many from Kentucky on BP. I know just about everyone I talk to about real estate, I have to mention BP, because this group is incredible.

@David Espinosa and @Andy Edge yes! I would love to join in on the meet up's. I didn't realize there were any so close. My full time job is in Elizabethtown and I alternate working on Saturdays, but I will make the ones I can. Thank you for letting me know. 

Thanks to everyone else too for the encouragement.  @Bryan Drury I grew up in Owensboro, still one of my favorite cities in Ky.

Hello my name is Jacob,

      I've been a member of BiggerPockets for over a year now, but I've never posted an introduction post. I finally realized that the biggest part of this community is that is a community. So I decided to become more active and try to meet other members. 

    A little about me, is I own a house in a little city, of around 7000 people, in Kentucky. My goal when I found BP is to own rental property. However after I started to learn more I quickly realized I needed to get my personal finances in order before I start a business. I have looked at a few potential properties to flip in order to have more capital for rental. However the holding cost for this area is typically to much for me to make a profit. I did find one property I made an offer on but was out bid on the deal. So back to the drawing board. Now I'm just working as much overtime as I can to save up for a deal. Although I would like to meet other investors in Kentucky, but not limited to, and learn from them on how they invest. Possibly be willing to work for someone, mainly just to learn the trade, or if I come across a property they might be interested in I could let them know or maybe wholesale to.

      Anyway that's all for now. Fill free to reach out, my goal is to log on BP daily and keep informed on what is going on.

I'm glad this question came up. I hope it serves as motivation for others to set up a will or trust. So that their family doesn't have unnecessary hassle, on top of grief of loss.

@Shiloh Lundahl I say option 4. investing in your own knowledge and constantly working on being the best you can be will pay out in ways that are far greater than just economically

hi, yes I'd be willing to use private money but I don't really have a good network yet to find people willing to invest.

Thank you for the tip. I was concerned the banks would be to hard to deal with, but its can't hurt to try. especially if they offer a 90 day loan. I could probably sell it within that time.

I am planning to buy a house for $90,000, spend about $5000 on rehab and sell for $135,000. I have little money but a few ideas on how to finance it. hard money, personal loans... but I was wondering what other ways I could finance this
