Okay I follow the process of the double closing. I'm curious about how to set up the escrows. Is this something the closing agent should know how to do and I just need to speak with them before hand?

yes after I posted this. I saw some other similar post. I see mixed reviews. mainly they are legit just over priced. however it still might be worth it just for the experience for a beginner. I'm still unsure at this point

has anyone heard of or done business with a company called Do Hard Money? they offering 100% finance and help on finding deals. they want $3000 up front but say I'll get it back after first deal. not sure what the specifics of the loan are yet. I was just curious if anyone has delt with them, are they legit?

personally I would pay off my home first. that would still leave you plenty to invest. it would provide more security because your home is free and clear.  plus like you say it will increase your personal cash flow. however I'm not a CPA or a financial expert.

how big of a factor is the age of the house? does it depend mostly on the area? does an updated older house value the same as a new model? is there a point the home just won't appreciate anymore?

@DianaMuresan I was mainly asking to get a better understanding of how HML work. Exploring all options. I'm looking at a property now to possibly fix and flip. you suggesting it be better to get a conventional loan and then a renovation loan? I would get better interest rate that way however I am a new investor and wasn't sure how hard it would be to get a more conventional loan.

I keep hearing A,B, or C as way of rating a house or neighborhood. Could someone briefly explain how to determine these ratings?

@Charlie MacPherson thank you for the info, the appraisal and equity part was my main scepticism. in my case the panels would be directly on my roof so might make a little difference but I'm not going to count it as equity. I'll probably even talk to my realtor about it too.

I'm considering installing solar panels on my personal home. According to the seller the panels immediately increase home equity to the cost of the panels and the monthly payment is equal to savings on electricity bills. Not to mention the tax credit of 25%. I was curious has anyone here installed solar panels and are they as good as investment as advertised?
